Home Seller Preparation Checklist

Free to read, print or save

Preparation is the part of a sale you control. This checklist covers what sellers typically work through before and during a listing in California. Your home, timeline and obligations are specific to you, so treat this as a planning aid and confirm details with your agent, escrow officer and tax or legal advisers.

1. Plan your timing and goals

  • Decide your target move date and how much flexibility you have.
  • Request your mortgage payoff amount so you can estimate your net proceeds.
  • If you are also buying, talk through the order of the two transactions before you list.
  • Ask a tax adviser how a sale may affect you.

2. Understand your home's value

  • Ask for a comparative market analysis (CMA): a review of recent nearby sales, current competition and your home's condition, prepared by an agent.
  • Treat automated online estimates as a starting point only. They cannot see your home's condition or upgrades.
  • Agree on a pricing strategy and what would cause you to revisit it.

3. Prepare the home

  • Fix the small things buyers notice: dripping taps, sticking doors, burnt-out bulbs, scuffed paint.
  • Declutter rooms, closets and the garage, and clean thoroughly, including windows.
  • Tidy the front approach: entry, landscaping, house numbers and lighting.
  • Consider a pre-listing inspection if you want fewer surprises during escrow.
  • Ask before starting large renovations. Not every upgrade returns its cost.

4. Gather your documents

  • Collect permits, receipts and warranties for improvements and major repairs.
  • Locate HOA contact details, dues and rules if your home is in an association.
  • Start the seller disclosure forms early and answer them completely and honestly.
  • Find utility bills, solar or leased-equipment agreements, and manuals for appliances that will stay.

5. Listing and showings

  • Schedule professional photography after cleaning and staging are finished.
  • Agree on showing instructions, open houses and how you will receive feedback.
  • Secure valuables, medication and personal paperwork before any showing.
  • Make a plan for pets and for leaving the home on short notice.

6. Offers, escrow and closing

  • Compare offers on more than price: financing, contingencies, timing and requested credits all matter.
  • Keep the home in the same condition and complete any agreed repairs on time.
  • Return escrow and title paperwork promptly.
  • Arrange your move, transfer or cancel utilities, and leave keys, remotes and manuals for the buyer.
  • Confirm wiring instructions for your proceeds by phone with your escrow officer using a number you already trust.
